Mount Anvil launches Royal Eden Docks, E16 – a new community designed around health and wellbeing with green space at its heart

On Thursday 19th September London developer Mount Anvil, in a joint venture partnership with ExCeL London, will launch Royal Eden Docks, E16, a new community comprising 796 studio, one, two and three-bedroom homes, of which 35 per cent will be affordable.

Designed by globally renowned architects, Skidmore, Owings and Merrill, the firm behind the iconic Burj Khalifa in Dubai, these homes have been designed with health and wellbeing in mind. Situated less than 100m from the edge of Royal Victoria Dock, 5,000 sq m of the site has been dedicated to green space, which equates to more than 20 tennis courts and almost a quarter of the site itself. The development also delivers an impressive 800 sq m of amenities including a rooftop running track. 

Outdoor living is central to the ethos at Royal Eden Docks. Quality time spent in nature is widely acknowledged as increasing happiness and wellbeing and residents at Royal Eden Docks will have a generous slice of clean, green space all to themselves. With an emphasis on integrating nature into the scheme landscape architects, Planit-IE, have created a central courtyard that lies at the heart of the development and connects the surrounding buildings, creating a hub in which residents can come together.  

A notable feature is the raised walkway that circles the lawn, connecting sun-trapped seating areas and wildflower meadows to activity areas where residents can play table tennis and badminton. 

Acting as a wharf jetty that rises above the marshland that once existed, the walkway speaks to the site’s industrial past. Elsewhere, smaller nooks and paths are outlined by stepping-stones and timber beams that weave through silver birch, maple and copper beech trees.

Royal Eden Docks offers an array of amenities for residents with modern living in mind including a business lounge, complete with Wi-Fi-enabled flexible working space and a separate meeting room – ideal when working from home – and a 24-hour concierge to help residents keep up with the demands of London living. 

A further range of facilities are solely dedicated to resident wellbeing, including a swimming pool, sauna and steam room, gym, spin studio, yoga studio and treatment room. The rooftop running track and reflexology walkway is the jewel in the crown offering panoramic views of the Royal Docks and city beyond - ideal for residents wanting to run in the fresh air without needing to venture far from home. 

A cinema room and entertainment space are also available for private hire. Electric vehicle charging points, 1,190 cycle storage spaces and a car club scheme with three-years membership and £50 credit are available as standard.

With interiors designed by industry experts, Johnson Ribolla, all homes at Royal Eden Docks benefit from a design that reflects the verdant greenery and waterside location that surrounds it, creating an aesthetic that will stand the test of time. 

The kitchens in all studio and one-bedroom apartments pair soft blues and greys with wood-effect flooring. Handleless wall cabinets in a timeless shaker style are complemented by low-level cabinets with black metal handles for an industrious edge. Meanwhile, kitchens in the two and three-bedroom apartments have a soft stone palette with lighter wood-effect flooring, alongside lacquered cabinets with vertical groove detailing that emphasise the height of the space and add texture. 

Stylish brushed nickel finishes tie together the bathrooms and en suites which feature bespoke vanity units and white marble porcelain tiles, creating a spa-like atmosphere. The three-bedroom master en suites are marked by a striking central vanity unit finished in black, marble-effect porcelain, cleverly concealing the WC and shower behind. 

Stainless steel ironmongery is used in addition to timber-effect flooring to the hallway, communal spaces and bedrooms. Each apartment also benefits from its own private balcony or terrace, inviting natural light to pour into the internal spaces while maximising the views of nature from the lush gardens.

Life at Royal Eden Docks puts you three minutes’ walk from Crossrail’s Custom House station, where Elizabeth line services are set to begin in 2020.  That gets you to Canary Wharf in three minutes and the City in 10.  

The Courtyard, aptly named after the communal green space it overlooks, will be the first release of homes at Royal Eden Docks. 

Prices start from £355,000 for a studio apartment. Homes are scheduled for completion from winter 2021, with the entire scheme due to complete in 2025.
